Maintenance & upgrades

Looking after a system that is already installed

Inspection, servicing, repair, equipment replacement and upgrades — for installations that are in service now, whoever put them in and whatever state the paperwork is in.

What we do on an existing system

Four kinds of work, and they are not the same job

An installation that is being inspected twice a year is a different piece of work from one that has failed, and both are different from a building changing what it is used for. We keep the four apart so that what gets done is what the building actually needs.

01

Routine inspection

Scheduled checks on the installation as it stands — detection devices, alarm devices, the control panel, valves, pipework, pumps and water supply — with what was found and what was done recorded in writing.

  • Detection and alarm devices
  • Control panel, valves and pumps
  • Written record of the visit

02

Servicing and repair

Work on the parts that have failed, drifted out of tolerance or been damaged since the last visit, using components that match what is installed rather than whatever happens to be on the van.

  • Fault finding on existing circuits
  • Replacement of failed devices
  • Repair of pipework and fittings

03

Equipment replacement

Replacement of ageing or obsolete equipment where the rest of the installation is sound and only the component has reached the end of its working life.

  • Panels, detectors and sounders
  • Valve sets, flow switches and pumps
  • Like-for-like where the system allows

04

System upgrades

Changes to an installation that now has to do more than it was designed for: a change of use, a larger floor area, a higher hazard class, or a building being brought back into service after standing empty.

  • Extension and reconfiguration
  • Change of use or hazard class
  • Integration with existing systems

When this starts

Most existing systems reach us in one of these states

  • In service, but nobody is looking at itAn installation that was signed off years ago and has had nothing done to it since. We inspect it and set out what it needs, in order of what matters.
  • In service, with paperwork missingThe system works, but the records of what it is and when it was last checked are gone. We survey it and put a record back together.
  • Taken over with the buildingA new owner or a new facilities contract, and the installation comes with it. We tell you what is there before anything is quoted.
  • About to be changedA change of use, a fit-out, an extension, or a unit being brought back into service — the system has to be worked out again around the new arrangement.

Inspection intervals are set by the standard and the building, not by us

How often a system has to be examined and tested comes from the standard it was installed to, the category of protection it provides and the conditions where it sits — not from a fixed figure we would apply to everything. We work to the interval that applies to your installation and put the reasons in the report, so the schedule can be defended rather than assumed.

We do not warrant an outcome, and no system can be guaranteed against fire. What we can do is carry the work out to the standard, record it, and tell you plainly what we find.

Arrange an inspection

Send us the address, the building and what you know about the system

  • The installationWhat it protects, roughly how old it is, and whether any records survive.
  • The buildingResidential, commercial or industrial, and what it is used for now.
  • What prompted thisA routine date, a failure, a change of use, or a requirement you have to meet.

For a new installation rather than an existing one, use the systems we install or the quote form.
